About the Project

The Bob is a 7.2-acre residential development located at 703 Columbia Park Trail, featuring a total of 192 thoughtfully designed homes with an average size of 910 square feet. The community will offer a mix of studio, one-bedroom, and two-bedroom layouts, along with a central clubhouse that includes a leasing office, fitness room, and multi-purpose community space. Residents will enjoy a range of resort-style amenities, including a pool and spa, BBQ area, outdoor lounge, and dog park. The project will provide 299 parking stalls, including seven garage structures with 33 enclosed spaces.

Construction will be delivered in three phases to allow for staggered occupancy, with Phase 1 (72 units and the clubhouse) scheduled for completion on November 27, 2026, Phase 2 (48 units) on February 1, 2027, and Phase 3 (72 units) on May 21, 2027.

Scheduled Work

January brought lots of vertical work to our jobsite, with initial framing being completed on the first two buildings, and our third building is ready to start next Monday. Garage prep is completed on the west side of the property and layout for foundations is underway. All infiltration trenches have been completed, and overhead power lines have (finally) been removed by the City of Richland. Inside the buildings, MEP rough-in work on the first and second levels is in progress for Building B, while stair stringers are being installed for both Buildings A and B.

Planned Street Interruptions

Access to our project along Columbia Park Trail provides minimal traffic impact, other than turning into the project from a busy, single lane road. We ask the public to please keep an eye out for vehicles entering or exiting the site and give them space to safely enter the roadway.

We apologize for any inconveniences throughout the construction process. The safety of all employees, neighbors and the general public is our number one priority. Please be aware of changing conditions in the public right-of-way as sidewalk and street conditions are ever changing. Heavy equipment is entering and exiting the jobsite regularly. Please be aware of your surroundings and help us keep this project safe and free of injury.
